Go to your pes 2012 settings (settings.exe)
Uncheck “wait for vsync”

Solved for me… I’m using the 1.02 patch

but i couldnt cange the commentary to arabic
i was able just to change the menu to arabic cause i put the arabic commentary also in the same img folder
